Which ViewLux Models This Applies To

ViewLux produced three residential roofing series between 2008 and 2019: the VX-100 single-ply membrane system, the VX-200 hybrid TPO-polyester reinforced line, and the VX-300 standing-seam metal-adjacent profile with integrated ridge ventilation. The VX-200 is the most common in San Diego County; you can identify it by the 6-inch-wide seam spacing and the small rectangular data plate laminated to the membrane underside at the ridge, visible only if you peel back a loose corner.

Part compatibility depends on membrane thickness, not just series. The VX-200 shipped in both 45-mil and 60-mil gauges, and the flashing kits are not interchangeable. The 60-mil membrane uses a wider termination bar at parapet walls, and retrofitting a 45-mil kit onto it leaves a 3/8-inch gap that will channel water. We carry both OEM ViewLux termination bars and aftermarket equivalents from Johns Manville that match the original geometry. For the VX-300 series, the ridge vent baffle is proprietary; no aftermarket equivalent exists that maintains the same CFM rating, so we source those factory-direct with a 10-to-14-day lead time.

Signs Your ViewLux Roofing Is Failing

• Membrane bubbling or “alligatoring” near the ridge. This indicates the polyester reinforcement layer has separated from the TPO face, usually from thermal cycling in San Diego’s inland valleys where roof surface temperatures exceed 160°F in summer. Once the reinforcement delaminates, the membrane loses tear resistance and wind uplift rating.
• Water staining at interior corners or ceiling penetrations. ViewLux systems rely on preformed corner boots for vent pipes and HVAC curbs; these boots harden and crack after 10 to 12 years of UV exposure. The leak path is often indirect, traveling along the deck underside before dripping at the stain location.
• Lifted or displaced seam tape visible at the eaves. The VX-200’s heat-welded seams can fail if the original installer rushed the cooling period, a defect we see frequently on San Diego tract homes built between 2012 and 2016. Open seams allow capillary water migration that does not appear inside until the deck sheathing is saturated.
• Granule accumulation in gutters from the VX-300 “cool roof” coating. The reflective acrylic topcoat chalks and washes away, reducing solar reflectance and accelerating substrate heating. This is cosmetic until the metal substrate becomes visible; at that point, corrosion has begun.
• Sagging at the roof plane center or near drains. ViewLux membranes are not designed for ponding water. On low-slope San Diego additions and ADUs with inadequate slope, standing water degrades the adhesive bond to insulation board and creates a “soft” area that foot traffic will puncture.

DIY or Call Us?

A homeowner can safely inspect from the ground with binoculars or from a ladder at the eaves, checking for lifted edges, displaced fasteners, or granule loss. What you cannot do safely is walk a compromised membrane; the delaminated areas will not support concentrated weight, and a fall through wet sheathing is a real hazard on low-slope roofs over garages or ADUs.

Heat-welding TPO seams requires a variable-temperature welder and proper nozzle geometry; too hot and you burn through, too cool and you get a cold lap that fails in the next wind event. We have replaced DIY patches in Clairemont and Encinitas where the homeowner used contact cement or self-stick membrane, both of which void any remaining ViewLux warranty and typically fail within 18 months. For the VX-300 ridge vent baffle, the fastening pattern is torque-specific; overdrive the screw and you crush the baffle channel, underdrive it and you create a wind-driven rain entry point.
