  • Cracked or chipped concrete tiles, especially along the lower edge. Belgard’s Saxony line has a thin lip that overhangs the batten; in San Diego’s UV exposure, this lip becomes brittle after 12-15 years and snaps off, exposing the underlayment to direct water.
  • Water stains on the soffit or fascia board. This usually traces to the integrated ridge vent, where the foam closure strip compresses over time and allows wind-driven rain into the attic space during our winter storm cycles.
  • Granule accumulation in gutters or at downspout outlets. On Belgard’s composite shingle systems, heavy granule loss means the asphalt mat is degrading; in San Diego’s inland valleys like Rancho Bernardo, this accelerates where daytime surface temps exceed 160°F.
  • Tile slippage after high winds. The interlock on Highland-profile tiles depends on a precise 1.5-inch overlap; if the eave batten rots or the nail pulls, the tile walks downslope and breaks the seal of everything below it.
  • Musty odor in the attic during Santa Ana conditions. This points to the underlayment, not the tile itself. Belgard systems rely on a secondary membrane; when it tears at the valley, moisture enters but doesn’t always show inside the house until the insulation is saturated.

What you shouldn’t do: climb a pitched roof with clay or concrete tiles, which break underfoot and create a fall hazard; or attempt to replace valley flashing, which requires removing multiple courses of tile, working around the underlayment, and re-establishing the drainage plane.
