Kitchen Remodel: Galley Layout With Water-Damaged Subfloor in Clairemont


The homeowner in Clairemont had lived with a slow leak under the sink for two years. By the time we pulled the cabinets, the OSB subfloor was black to the joist bay and the adjacent wall framing showed moisture readings above 20 percent. We stripped to the studs, sistered the damaged joist, installed a new plywood subfloor with a waterproof membrane, and reconfigured the galley into an L-shape with a peninsula. The KraftMaid cabinets went in on verified level framing, not shims. Under Clause 1, the written price held at $47,500 even after we found the joist damage, because we build contingency for concealed conditions into our scope, not change orders.
Bathroom Remodel: Hall Bath With Failed Shower Pan in Mira Mesa


The Mira Mesa hall bath had been “remodeled” in 2019 by a handyman who set the shower pan directly on the slab without a pre-slope or weep screed, so water pooled against the curb and wicked into the drywall. We demoed to the slab, verified the drain rough-in was properly placed, and poured a new sloped mud bed with integrated waterproofing membrane. The customer chose Toto fixtures and a curbless entry for accessibility. The photo record shows the membrane flood test passing before a single tile went up. Total project: $18,200, written before we started.
Roof Replacement: Three-Tab Shingles at End of Service Life in Rancho Peñasquitos


This Rancho Peñasquitos roof was original to the 2002 build, well past the 20-year design life of three-tab shingles in San Diego’s UV exposure. Our inspection found curling at all south-facing eaves, granule loss exposing the fiberglass mat on 40 percent of the field, and delaminated plywood at the chimney saddle where the original flashing had been face-nailed. We stripped to the deck, replaced four sheets of 1/2-inch plywood, installed GAF Timberline HDZ with proper starter strip and ridge venting, and counter-flashed the chimney with step flashing tied into the new shingles. The photo record documents each deck repair and the final nail pattern. Written price: $14,800.
Window & Door Replacement: Single-Pane Aluminum Frames in La Jolla


The La Jolla homeowner’s single-pane aluminum frames conducted heat so aggressively that the interior drywall returns showed chronic condensation staining and minor mold. We specified vinyl-framed low-E sliders with a U-factor of 0.30 for the coastal climate, removed the old frames down to the rough opening, verified the sill pan sloped to the exterior, and sealed with backer rod and silicone at the perimeter. The interior drywall returns were rebuilt with proper corner bead. Eight openings, written price $11,400, no surprises when we found one rotted sill in the master bedroom.
Driveway & Pavers: Cracked Concrete and Poor Drainage in Scripps Ranch


The Scripps Ranch driveway had settled toward the garage over twenty years, creating a pond at the threshold every winter storm. We removed the concrete, excavated twelve inches, and installed a permeable aggregate base with geotextile separation. The new Belgard Catalina pavers were laid on a screeded sand bed with a 1.5 percent pitch away from the garage, and we cut in a channel drain at the low point tied to the existing storm line. The soldier course border contains the field and gives a finished edge. Written price: $9,600, including the drain tie-in we discovered was necessary once we exposed the original stub.
Home Addition & ADU: Garage Conversion to Junior ADU in North Park


The North Park homeowner had started a garage conversion himself, then learned the city required full permitting for anything beyond storage. We brought in a structural engineer to verify the existing slab could support the raised floor assembly, pulled the building permit, and installed a raised wood subfloor on pressure-treated sleepers with R-13 insulation below. The junior ADU includes a kitchenette with Wellborn cabinets, a three-fixture bath, and a dedicated mini-split. We coordinated the separate electrical meter with SDG&E and passed final inspection on the first call. Written price: $67,000, with signed change orders for the engineered sleeper detail and the meter pedestal only after the customer approved each in writing.
