Which Barrette Models This Applies To

Barrette has produced several window and door lines over the years, and the parts situation differs by vintage. The Builder Series vinyl windows (common in tract builds from 2008-2016 around San Diego’s Mira Mesa and Otay Ranch areas) used a proprietary tilt-latch and balance shoe system that Barrette sourced from AmesburyTruth - the part number is stamped on the metal balance tube, visible when you tilt the sash inward. The newer Elite and Signature series switched to a different shoe profile, roughly 1/32 inch wider, which means an exact match matters.

To identify your part, open the sash and photograph the balance tube stamp, the tilt-latch top profile, and the overall sash width and height. We carry OEM-equivalent balances and latches for both the older Builder Series and the current Elite line; for weatherstripping and keepers, we often source from Better-Bilt or Truth Hardware equivalents that meet the same compression specs at a lower price point. One compatibility gotcha we’ve hit in San Diego: the Builder Series double-hung used two different jamb-liner depths depending on whether the original install was stucco or siding, and the wrong liner won’t seat. We measure on site before ordering.

Signs Your Barrette Windows & Doors Is Failing

• Sash drops or won’t stay open. The coil balance has lost tension or the balance shoe has cracked at the pivot point. In San Diego’s dry inland neighborhoods like Santee and El Cajon, we see this more often - the nylon shoe dries and becomes brittle faster than in coastal humidity.
• Visible moisture between glass panes. The insulated glass unit (IGU) seal has failed, which means the desiccant inside the spacer bar is saturated and the low-E coating may be degrading. This cannot be repaired; the IGU gets replaced as a sealed assembly.
• Frame corner staining or soft drywall below. The weep channels are clogged with stucco dust or the sill nose flashing was never properly integrated with the weather-resistive barrier. We see this frequently on Barrette units installed during the 2004-2007 boom when flashing details were often rushed.
• Difficulty latching or visible gap when closed. The keeper has shifted due to settling, or the multipoint lock actuator has worn. On Barrette patio doors, the actuator rod can jump its track if the door is lifted by the handle rather than the frame.
• Exterior noise increase or draft near the sash meeting rail. The pile weatherstrip has compressed past recovery or the bulb gasket has taken a permanent set. San Diego’s UV exposure accelerates this; south-facing units typically need weatherstrip refresh at 8-12 years.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can photograph the balance tube stamp, check the weep holes for debris with a pipe cleaner, and verify that the sash is fully seated in the tilt latches before calling - that saves us both time. What we don’t recommend: removing a fixed sash without knowing the jamb-liner release points, or attempting to rewind a coil balance. The spring is under significant tension and the retaining bracket can release unpredictably; we’ve seen lacerations and one fractured finger from a DIY balance replacement that slipped.

Same for patio door roller or multipoint lock replacement - the door slab is heavy, and adjusting the roller height without supporting the slab properly can torque the frame.
