Boral Home Additions & ADU: The San Diego Owner’s Guide

Boral home additions and ADU construction in San Diego typically runs $53,100-$153,400 for a full addition, with ADU construction ranging $106,200-$259,600 depending on foundation type, utility tie-ins, and whether you’re building detached or attached. We stock and install Boral-compatible structural and finish components - from Versetta Stone siding panels to Boral Drain-N-Dry lath and drainage planes - with same-day material sourcing through our San Diego supply chain. Most Boral product failures we see aren’t catastrophic; they’re moisture-management issues where the drainage plane behind the stone was interrupted during a later renovation, or settlement cracking in the scratch coat where the lath wasn’t properly floated off the substrate.

Which Boral Models This Applies To

Boral’s residential exterior cladding breaks into three product families you’re likely to encounter on San Diego additions and ADUs: Versetta Stone (the mortarless, panelized stone veneer), TruExterior (poly-ash trim and siding), and Drain-N-Dry (the rainscreen lath system). To identify what you’ve got, look for the Boral stamp on the panel back - Versetta Stone panels carry a date code and “VS” prefix; TruExterior trim is marked “TX” with a density rating. The critical compatibility gotcha in San Diego’s coastal zones: Versetta Stone installed below 6 inches from grade without a weep screed (the perforated metal termination at the foundation) will wick moisture and delaminate - we’ve replaced panels in Mission Hills where a landscaper buried the bottom course in mulch, killing the air gap.

OEM Boral panels run 15-20% more than quality aftermarket equivalents like Eldorado Stone’s panelized line or James Hardie’s HardiePanel, but the clip spacing on Versetta is proprietary - 16 inches on-center, not the 24 inches common to generic stone panels. If your addition was built 2015-2020 with Boral spec’d by the architect, the clips are likely galvanized steel; post-2020 builds switched to stainless in marine air zones. We carry both. For the Drain-N-Dry system, the OEM lath is 3.4 pounds per square yard with a 1/4-inch drip edge; generic lath at 2.5 pounds will sag under the scratch coat weight in a two-story San Diego addition. That’s not a place to save forty cents a square foot.

Signs Your Boral Home Additions & ADU Is Failing

Signs Your Boral Home Additions & ADU Is Failing
  • Efflorescence blooming on Versetta Stone panels. White crystalline deposits mean water is getting behind the stone, dissolving salts in the scratch coat, and migrating through - usually a failed sealant joint at a window or the absence of a weep screed at the foundation. In San Diego’s dry climate, this shows up 2-3 years after the breach, not immediately.
  • Panel corners lifting or “oil-canning.” The nylon interlock clips have fatigued from thermal cycling, or the installer drove fasteners through the panel face instead of the clip flange. Versetta Stone clips are designed for 1.5 inches of expansion; direct nailing locks the panel and causes buckling every afternoon when the wall hits 140 degrees.
  • Soft spots in TruExterior trim at window heads. Poly-ash is moisture-resistant, not waterproof - if the drip cap (the metal flashing above the window) was omitted or the end dams weren’t sealed, water runs behind and saturates the substrate. The trim face looks fine; the back is punky. We find this on north-facing ADU walls in Kensington where the morning sun never hits to dry things out.
  • Drain-N-Dry lath corroding at fasteners. Galvanized lath in coastal San Diego air lasts 8-12 years before the zinc sacrificial layer is consumed; then the fastener heads rust, the lath detaches, and the scratch coat cracks in a grid pattern. Stainless lath in the same exposure is still serviceable at 15 years. The difference is visible once you pull a single panel.
  • Cracking in the scratch coat following the lath joints. The lath wasn’t overlapped 6 inches at seams per Boral’s spec, or the installer used paper-backed lath instead of the self-furring dimpled version. The crack maps exactly to the lath edge - a straight line every 27 inches, not random spidering.

Replacement Cost & What’s Included

Scope San Diego Price Range
Versetta Stone panel replacement (localized, 50-150 sq ft) $4,720-$11,800
Full Drain-N-Dry lath and drainage plane replacement $5,900-$16,520
TruExterior trim replacement (window/door surrounds) $2,360-$7,670
Weep screed installation + panel re-termination $945-$3,540
Complete addition reclad (Boral system, 800-1,500 sq ft) $53,100-$153,400

What drives the range: access (scaffolding vs. boom lift), whether the original fasteners were stainless or galvanized (galvanized requires more substrate repair when they fail), and how far the moisture damage has propagated behind the visible failure. Our quotes are flat, written, and include the photo documentation - Clause 1 of the Haven Standard means the price is set before anyone picks up a tool. The 365-Day Done Right Promise covers labor and materials; Boral’s own product warranty runs 50 years on Versetta Stone but is void if the installation instructions weren’t followed, which is why we photograph every layer as we strip it.

Here’s what you can safely check yourself: walk the perimeter with binoculars and note any lifted corners, staining, or missing sealant. Tap panels lightly with a rubber mallet - a hollow sound suggests the clip has detached; a solid thud means the panel is still engaged. Check your original permit packet for the Boral product submittal - it’ll list the clip type and lath weight, which tells you whether you’re dealing with pre- or post-2020 marine-grade spec.

Where DIY goes wrong: Versetta Stone panels weigh 8-12 pounds per square foot; removing them overhead without proper support risks injury and damages the weather-resistive barrier beneath. More critically, the drainage plane is a system - replacing panels without verifying the lath integrity behind them guarantees repeat failure in 18 months. We’ve been called to North Park ADUs where the owner replaced the visible stone beautifully but missed the saturated OSB behind it. The second repair costs more than the first because the substrate is now compromised.
