Dvele Home Additions & ADU: The San Diego Owner’s Guide

We stock and install Dvele-compatible structural components, panel systems, and mechanical rough-ins for home additions and ADUs across San Diego, with typical installed pricing from $53,100 to $153,400 for full additions and $106,200 to $259,600 for detached ADUs. Most Dvele system repairs or module replacements are assessed same-day once we review your build documentation. Homeowners usually discover an issue when a pre-fab panel seam opens, a mechanical chase leaks, or the integrated MEP rough-in fails to mate with site-built connections - often after a San Diego marine layer cycle has worked moisture into a joint that was sealed at install but not re-checked.

Which Dvele Models This Applies To

Dvele produces factory-built modules with proprietary panel-to-panel connection systems, and the parts we handle fall into three categories: structural connection hardware (bolted spline and cam-lock variants), weather-seal gaskets rated for California Title 24 thermal bridging requirements, and MEP transition kits that bridge factory rough-ins to site utilities. The connection system changed between Dvele’s earlier platform (2018-2021) and their current V2 panel system; the spline spacing shifted from 24-inch to 16-inch centers, and the cam-lock torque spec increased. You can identify your system by the aluminum label riveted to the electrical chase cover inside the utility closet - the part number prefix tells us which gasket profile and bolt pattern to bring.

We are an independent service provider, not affiliated with Dvele. For most repairs, we source OEM-equivalent hardware through Dvele’s parts channel or fabricate compatible splines in-house when lead times stretch. The gasket material is the decision point: factory EPDM is optimal for UV resistance in San Diego’s coastal zones, but we also stock silicone-EPDM hybrid for inland valley installs where temperature swing is wider and ozone exposure is lower. Measure twice, document once, then we can talk price.

Signs Your Dvele Home Additions & ADU Is Failing

Signs Your Dvele Home Additions & ADU Is Failing
  • Panel seam separation at exterior corners. The butyl tape gasket between Dvele modules compresses over the first two thermal cycles, then relaxes. In San Diego, where daily coastal fog gives way to afternoon sun, that cycling happens 200-plus days a year. You’ll see a hairline crack in the exterior finish or feel a draft at the base of a corner post.
  • Water staining on ceiling panels near the mechanical chase. Dvele routes HVAC and plumbing through a factory-built chase that mates to site-built ducting with a flexible boot. The boot clamp loosens, or the condensate line traps against the module floor. The stain is usually the second sign; the first is a musty note from the air handler.
  • Floor deflection or a “bouncy” feel at module joints. The steel frame spline that connects two Dvele modules is torqued to spec at install, then checked at final. If the crew missed the re-torque step, the bolted connection works loose under live load. You’ll feel it before you see it, typically in the hallway or at a bedroom threshold.
  • Electrical circuit failures localized to one module. Dvele’s factory electrical runs through a distribution block at each module corner. The connection is a pinned lug, not a wire nut, and the pin can back out from vibration during transport or from thermal expansion at the roof penetration. Outlets on one side of the addition go dead while the rest of the house stays live.
  • Door or window binding that appeared gradually. Modules settle independently of site-built foundations if the shim pack compresses or the adjustable post foundation drifts. Dvele’s integrated frames are square to the module, not the site; a 1/4-inch differential across a connection gap puts racking stress on every operable unit.

Replacement Cost & What’s Included

Full Dvele module repair or partial rebuild in San Diego runs $53,100 to $153,400 for attached home additions, and $106,200 to $259,600 for detached ADU construction where we’re integrating new Dvele modules with site-built foundation and utility work. The spread reflects foundation type (stem wall vs. post-and-pier), utility extension distance, and whether we’re matching existing finish materials or specifying new.

Our written quote itemizes: module connection hardware and gaskets, rough-in transition kits, labor for disconnection and re-connection, sealant and flashing to Title 24, and the documented photo record delivered at completion. Under Clause 1 of the Haven Standard, that price is fixed before any work starts; no change proceeds without a signed change order. The 365-Day Done Right Promise covers the repair. We also stock KraftMaid, Cambria, and Silestone for finish work when the repair exposes interior surfaces.

An owner can safely check the module label for part identification, photograph a seam crack for our review, and confirm which circuits are affected with a non-contact voltage tester. What we do not recommend: torquing structural spline bolts without a calibrated wrench and the Dvele spec sheet, re-sealing panel seams without understanding the drainage plane sequence, or opening the electrical distribution block - the pinned lugs require a specific insertion tool, and mis-seating creates a high-resistance connection that heats under load.

The structural and mechanical integration between factory modules and site-built work is where Dvele builds earn their efficiency and where they expose their vulnerability.
