Which Jerith Models This Applies To

Jerith manufactures aluminum windows and doors in several residential series, and the part you need depends on which generation you own. The 5000 Series tilt-wash double-hung uses a constant-force balance system with a 5/8-inch shoe width, while the 3000 Series and earlier builder-grade units often carried a 1/2-inch block-and-tackle balance - the two are not interchangeable, and forcing the wrong shoe into the jamb track will split the vinyl liner. If your unit was installed between 2005 and 2015 in a San Diego tract home, check the top of the sash for a stamped series mark; post-2015 units usually carry a QR code sticker on the hinge side of the frame.

Signs Your Jerith Windows & Doors Is Failing

• Sash drops or won’t stay open. The balance system has lost tension, usually because the spring has fatigued or the balance shoe has cracked at the cam. In coastal San Diego, salt air accelerates corrosion inside the balance tube, so we see this more often in Del Mar and La Jolla than inland.
• Draft along the meeting rail or frame perimeter. The bulb weatherstrip has compressed past recovery or the fin seal has torn at a corner. Jerith’s original pile-and-fin combination works well until the pile matts down, which happens faster where afternoon sun hits the glass directly.
• Lock tongue won’t extend or retract smoothly. The keeper has shifted due to frame racking, or the lock mechanism itself has gummed up with oxidized aluminum dust. This is often the first sign that the window has been operated out of square for months.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed, allowing moist air into the airspace. In San Diego’s mild climate this can take ten to fifteen years, but south-facing units with dark frames fail sooner due to thermal pumping.
• Screen frame bows or won’t seat. The aluminum screen frame has taken a hit or the corner keys have loosened. Jerith’s older snap-in screens used a thinner .020 frame stock that fatigues at the corners after repeated removal for cleaning.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can check the series stamp, photograph the balance shoe, and verify that the sash is fully seated in the track before calling - that saves us both time. What we don’t recommend is removing a tilt-wash sash without support blocks in place; the balance is under load and the sash can drop hard on your hand or the sill. For IGU replacement, the old unit must be measured to a 1/16-inch tolerance diagonally, and the replacement needs to be ordered with the correct spacer color and low-E coating to match the adjacent units.
