Which Moen Models This Applies To

Moen entered the roofing market through its subsidiary partnerships rather than direct manufacture, so the parts you’re looking for are most commonly found on homes built between 1998 and 2012 that used Moen-branded plumbing-to-roofing transition kits. The critical identifier is the stamped code on the vent boot flange: “M-100” series for 1.5-inch pipe, “M-200” for 2-inch, and the rare “M-300” double-flange used on some San Diego County tract homes in Rancho Bernardo and Scripps Ranch. These codes wear off in direct sun, so measure the pipe diameter at the roof penetration and the flange span across the base; the M-200 flange measures 8.5 inches square, while aftermarket equivalents often run 9 inches and won’t seat properly in the existing cutout.

We carry both OEM Moen gaskets and the Preferred Rubber aftermarket line, which matches the Shore-A hardness spec (65 durometer) that Moen originally specified for UV resistance in Southern California. The aftermarket boot costs less, but we note the difference on the quote; under Clause 1 of the Haven Standard, the price is written before anyone starts, and that includes which gasket grade we’re installing.

  • Dark staining on the pipe where it exits the roof. The rubber collar has cracked at the compression point, allowing condensation and minor blow-back to wick down the pipe exterior. In San Diego’s low-humidity climate, this often dries before it drips, so the stain is the only evidence until the crack widens.
  • Granule accumulation in the gutter directly below a vent. The flange seal has lifted, letting wind-driven rain scour the underlayment and carry shingle granules into the gutter. We see this most on west-facing slopes in Point Loma and Ocean Beach, where afternoon sun bakes the rubber and marine layer moisture cycles it overnight.
  • Musty odor in the bathroom after rain, even with no visible leak. The M-series boot is leaking microscopically into the chase, and the conditioned air is pulling that moisture into the wall cavity. By the time you smell it, the subfloor around the pipe is often beginning to delaminate.
  • The vent pipe wobbles when gently pushed from inside the attic. The flange screws have backed out or the base has warped; the boot is no longer mechanically secured to the deck. This is common in San Diego’s inland valleys where daily temperature swings of 30-plus degrees expand and contract the assembly.
  • Neighboring homes in your tract are replacing roof vents. Moen-branded kits from the 2003-2008 production run used a nitrile rubber compound that degrades predictably at 12-15 years in coastal UV. If your Mission Valley or Tierrasanta home is in that cohort, inspection is warranted even without symptoms.

The range depends on three factors: how many penetrations need parts, whether the surrounding shingles can be salvaged or must be replaced for proper sealing, and what we find when we lift the old boot. In San Diego’s older neighborhoods, we regularly discover the original installer skipped ice-and-water shield at the penetration; we add it and note it on the change order before proceeding. There’s a safe middle ground here. A homeowner can check the attic for staining, note the pipe diameter and flange code from inside if accessible, and photograph the roof penetration from the ground with a zoom lens. What we don’t recommend: climbing a pitched roof to pry up shingles, working within six feet of a roof edge without fall protection, or attempting to seat a new boot without understanding how the shingle courses overlay the flange. The M-200 boot in particular requires lifting three shingle tabs minimum; break the sealant bond wrong and you’ve created a wind-lift point that’ll leak worse than what you started with.
