  • Sash drops or won’t stay open. The coil balance system has lost tension or the pivot bar has worn where it engages the balance shoe. In Mission Hills and North Park, we see this most often on south-facing units where thermal cycling fatigues the polymer components faster.
  • Draft along the frame despite closed sash. The bulb seal or fin seal has compressed beyond recovery, or the weatherstripping channel has cracked. San Diego’s UV exposure hardens EPDM rubber in about 8-10 years, sooner if the window gets afternoon sun.
  • Multipoint lock won’t throw or retract fully. The gearbox has stripped internally, or the rods connecting the handle to the locking points have bent from forced operation. This is a security issue, not just a comfort one.
  • Handle spins without engaging the mechanism. The spindle has sheared at the interface with the gearbox, or the set screw has backed out and wallowed the bore. Either way, the latch isn’t securing anything.
  • Visible moisture between glass panes. The insulated glass unit (IGU) seal has failed, allowing argon escape and condensation. This isn’t a hardware part, but Moen window owners often discover it while investigating draft complaints.

There’s a safe middle ground here. A homeowner can verify the model stamp, photograph the failed component, and check for obvious obstructions in the track or frame. What we don’t recommend: removing a tilt-window sash without knowing the balance type, because a coil balance under tension can release suddenly, and the hardware to re-tension it isn’t in a typical toolbox. Multipoint locks on Moen patio doors integrate with the frame keepers at multiple points; misalignment during reinstallation means the door won’t seal or secure properly.
