There’s a safe middle ground here. A homeowner can check the data tag, photograph the membrane stamp, and verify whether the leak tracks to a panel seam or a penetration. That information saves us time and you money.

What we don’t recommend: heat-welding TPO or PVC membrane yourself. The welding iron runs at 600°F, the seam needs consistent pressure and speed, and a bad weld looks fine for two weeks then opens in the first wind. The panel seam gasket, if it’s failed, requires lifting the membrane lap without tearing the factory fold, which is where most DIY attempts end in a bigger repair. The safety issue is the roof edge: Plant Prefab modules often have a low-slope section with a 12-foot eave height, and the fascia detail doesn’t give you a secure anchor point. We’ve responded to calls in University Heights where the owner made it worse and the interior damage exceeded the original roof repair cost.
