Signs Your Schluter Windows & Doors Is Failing

• The sweep gasket drags or detaches from the door bottom. Schluter uses a dual-durometer EPDM sweep with a rigid carrier strip that slides into a kerf in the frame. Our climate’s temperature swings - 45°F winter mornings to 85°F afternoons - cycle the tape until the butyl backing separates. We remove the tape, clean the substrate with Schluter’s primer, and re-apply with a roller to get full contact.
• The sash won’t stay open or slams shut unexpectedly. Schluter tilt-and-turn hardware uses a friction stay with a calibrated spring pack. The spring weakens predictably after 8,000 to 10,000 cycles, which is about seven years of normal use in a San Diego bedroom. We replace the friction stay as a matched pair - left and right - because installing one new stay with one worn stay torques the sash out of square.
• Condensation forms between the glass panes. This means the insulated glass unit (IGU) seal has failed, not a frame issue. Schluter sources IGUs from fabricators, so we measure the daylight opening and order a replacement unit with the same low-E coating and argon fill. The frame stays; only the glass and spacer assembly gets swapped.
